- Hospital Client: Review of ground lease, parking license, promissory note, and tenant/subtenant payments in order to determine whether they were in accordance with the terms of their respective agreements. This review consisted of many elements including, but not limited to, calculating the difference between the amount due and actually paid, considering Consumer Price Index increases, and calculating interest associated with any past due/late payments, etc.
- A study was recently completed for a Fortune 500 mining company that involved analysis of current systems and procedures for real estate acquisition and disposition. The focus of the project was examination of dispositions that had occurred in the previous 3 years and developing a program to systematically and equitably treat each disposition. The services included review of third party and in-house transactions, transaction fraud detection, and development of controls, policies, and procedures for real estate transactions.
- The team reviewed the data in a leading microbiology company's lease database system against the hardcopies of the lease documents. The task was to ensure that the data in the database was accurate and conformed to the lease documents. A report on instances where the data was incorrect and/or missing was issued. In addition data was reviewed, particularly on owned vs. leased properties, that had not been entered into the database. The team consulted on the structuring and design of the database.
- Development of economic justification (present value analysis) as defined in OMB Circular A-94. Assessment of "Capital" vs. "Operating" lease qualification for accounting treatment. Development of a formal business case narrative and financial analysis for presentation to the Department of Energy. Defense of third-party pro-forma and business case justification.
- Development of Business Case for Biological Sciences Facility and Computational Sciences Facility. Review of the Capability Replacement Laboratory CD-0 and structure of Business Case to comply with demolition and decommission of 300 Area schedule. Analysis included development of proforma for NPV and Life Cycle Costs. Analysis included assessment OMB Circular A-11, Appendix B of "Capital" vs. "Operating" lease qualification for accounting treatment. Development of a formal business case narrative and financial analysis for presentation to the Department of Energy. Defense of third-party pro-forma and business case justification.
